We’ll assess your home to identify what work and updates would make the home appealing to a broad base of potential buyers when we resell the home.
In addition to work we do, we also charge for work we anticipate the next buyer of the home will ask for. We look for items that are broken, in poor condition, or can affect the safety, structure, or functionality of the home. Some examples of things we consider include paint, roofing, flooring, foundation, and HVAC.
We’ll deduct this work as a condition adjustment charge from your proceeds and then we manage the work after closing. You'll see this show up in your final offer.
Our goal is to charge you only what we will estimate we will spend to do the work or what we anticipate we'll offer as a concession to the buyer if we defer doing the work before we list it for sale.
