How quickly can we schedule the home assessment?
Once a fully executed purchase agreement package has been signed online or uploaded, you will be directed to a live scheduling system. We can schedule assessments in as little as 24 hours or as many as 10 days out. In order to efficiently schedule and ensure everyone arrives promptly on time, Opendoor conducts all assessments Monday through Friday at 8am, 11:30am, and 3pm.
What does Opendoor look for?
We look for repairs we anticipate the next buyer will ask for, including items that are broken, in poor condition, or affect the safety, structure, or functionality of the home. We’ll conduct a free in-person assessment and send you our repair requests over to you and you can will be able to discuss the results with your client.
Can Opendoor look at the home before my client signs?
At this time, Opendoor is not able to conduct pre-contract inspections. Keep in mind that your client can cancel the contract at any point prior to close of escrow without penalty or fee though. If things change and they no longer want to proceed with the sale, just send us an email letting us know you need to terminate the contract.
Who will come to my client’s house?
An Opendoor Estimator will conduct the majority of the assessment. They are an employee of Opendoor and will be your contact on-site. They may also bring third-party specialists (HVAC, roof, pool, etc.) if necessary, based on the information previously provided about the home. You will receive information about everyone coming to the home in the confirmation email once the assessment has been scheduled to help you prepare your client.
When will I get the results?
We know waiting for these results is a stressful time for sellers, so our goal is to get the results back to you as soon as possible. Our typical return time is 48-72 hours.
Do you have SUPRA access?
We are not able to access SUPRA lockboxes, so will need an alternate method of access (e.g. someone present, mechanical lockbox, one-day code, garage code, hidden key).
