If you are buying an Opendoor home with a real estate agent, it is important to understand how commission works — especially under the updated industry rules.

How buyer agent commission works

Following the NAR settlement rules (effective August 2024), buyer agent compensation is negotiated between you and your agent. This means you and your agent agree on their fee before you start working together.

Here is how it applies to Opendoor listings:

  • Opendoor offers compensation to buyer's agents on most listings. The amount varies by market and by listing.
  • If Opendoor's offered compensation does not cover your agent's full fee, you may need to pay the difference out of pocket. Discuss this with your agent upfront so there are no surprises at closing.

Buying without an agent
