How does closing work when buying an Opendoor home?

After your offer is accepted, the closing process begins. Here is what to expect step by step, from accepted offer to getting your keys.

The closing process

  1. Your lender begins the loan process (if financing). This includes ordering an appraisal and starting underwriting to finalize your mortgage terms.
  2. Title work begins. A title company verifies that the property has a clear title — no liens, disputes, or outstanding claims. Opendoor works with preferred title partners in most markets — see our title company article for details.
  3. Schedule your own inspection (recommended). While Opendoor provides a pre-listing inspection report, you have the right to hire an independent inspector for your own assessment.
  4. Review and sign closing documents. You will typically receive your documents electronically via e-sign. Review everything carefully, including the closing disclosure, which outlines your final costs.
  5. Wire your down payment and closing costs. Your lender or closing agent will provide wiring instructions. Follow them exactly and verify all details before sending funds.
  6. Close and get your keys. Once everything is signed and funds are received, the home is officially yours.

Timeline

  • With financing: typically 30-45 days from accepted offer to closing.
  • Cash purchases: may close faster, in as few as 14 days.

Early Move-In

As part of the Opendoor Guarantee, you may be able to move in up to 7 days before your closing date. Your Opendoor advisor will confirm whether Early Move-In is available for your purchase.

Tip: Respond to requests from your lender and closing agent promptly. Delays in providing documents are the most common reason closings take longer than expected.

Scheduling your inspection or diligence visit

To schedule a home inspection before closing:

  1. Hire a licensed home inspector of your choosing — Opendoor does not require a specific inspector.
  2. Have your inspector contact Opendoor at 888-352-7075 to coordinate property access. The inspector will need a lockbox code or remote unlock. Please have your inspector's name, company name, email, and phone number available.
  3. Complete the inspection within your contingency period — the timeline is specified in your purchase agreement.

Your inspection results may be used to negotiate repairs or price adjustments before closing.
