What is the Opendoor Guarantee? (100-Day Warranty, Early Move-In, Cancel Anytime)
When you buy an Opendoor home, you get the Opendoor Guarantee — three protections included at no extra cost. These are designed to give you confidence and flexibility throughout your purchase.
1. 100-Day Home Warranty
Your home is covered for 100 days after closing. The warranty protects major systems and appliances, including:
- HVAC (heating and cooling)
- Plumbing
- Electrical
- Water heater
- Built-in appliances
If something covered breaks during the 100-day period, Opendoor handles the repair. You do not need to purchase a separate home warranty for this coverage window.
Note: The warranty will need to be activated within 7 days of the close of escrow.
2. Early Move-In
Need to start settling in before closing day? Early Move-In lets you move in up to 7 days before your official closing date. This gives you time to set up, clean, or start arranging furniture while the final paperwork is being completed.
Note: Early Move-In may not be available for all Opendoor properties.
Your Opendoor advisor will coordinate the details and confirm your early access date.
3. Cancel Anytime
Changed your mind? You can back out of the purchase before closing with no penalty. Life happens, and this protection ensures you are never locked into a deal that no longer works for you.
Note: If the buyer cancels outside of their contingencies, their earnest money may be at risk.
Where to see your Guarantee details
Your Guarantee terms are included in your purchase agreement. Review them carefully so you understand exactly what is covered. For specifics about what the 100-Day Home Warranty includes or excludes, contact your Opendoor advisor — they can walk you through the details.
Tip: Keep a record of your closing date. Your 100-Day Home Warranty period starts on that date, so knowing it helps you act quickly if an issue comes up.
How Early Move-In works
If Early Move-In is available for your purchase, you can move in up to 7 days before your official closing date at no additional charge. Here is what to expect:
- Confirm eligibility — your Opendoor advisor will let you know whether Early Move-In is available for your specific transaction.
- Sign the Early Move-In agreement before moving in.
- Get your keys early — once the agreement is signed, you will receive access to the home before closing.
Note: Early Move-In is subject to availability and may not be offered on every transaction. Ask your Opendoor advisor for details.
Filing a warranty claim after closing
If you discover an issue with a covered system or appliance during your 100-Day Home Warranty period:
- Contact Opendoor at 888-352-7075 or support@opendoor.com to report the issue.
- Describe the problem — include what system or appliance is affected, when the issue started, and any relevant photos.
- Opendoor will coordinate a resolution — this may include sending a repair technician or working with you on a fix.
The 100-Day Home Warranty covers major systems (HVAC, plumbing, electrical) and appliances. Cosmetic issues and normal wear are typically not covered.
