Can I cancel my sale to Opendoor?
Yes. You can cancel your sale to Opendoor at any time before closing day. There is no penalty and no cancellation fee — for both the regular cash offer and Cash Now, More Later (CNML).
How to cancel
You have a few options:
- Contact your Opendoor Home Sale Advisor directly. They can process the cancellation for you.
- Call Opendoor support at 888-352-7075.
- Email support@opendoor.com with your property address and a request to cancel.
Your cancellation will be confirmed by your advisor or the support team.
What if I already signed the purchase agreement?
Even if you have signed the purchase agreement but have not yet closed, you can still cancel. There is no fee or penalty at any point before closing.
What happens after closing?
Once closing is complete and the transaction is finalized, the sale is final and cannot be reversed. All funds have been transferred and ownership has changed hands at that point.

Can I get a new offer after canceling?
In many cases, yes. If you cancel and later decide you want to sell to Opendoor, you may be able to request a new offer. Keep in mind the amount may differ from your original offer. See our article on reopening your offer for more details.
What if Opendoor's inspection changes my offer?
After you sign the contract, Opendoor may schedule a diligence visit (post-contract inspection) to verify the home's condition. If the inspection reveals issues that were not identified during the initial assessment, Opendoor may propose a revised offer with updated repair costs.
If the revised offer is significantly lower than expected:
- You are not obligated to accept the revised terms. You have the right to cancel and walk away.
- Review the specific changes — ask your Opendoor advisor to explain which items were flagged and why the costs changed.
- You can provide documentation (receipts, photos, contractor reports) if you believe something was assessed incorrectly.
Note: Free cancellation before closing applies even if Opendoor proposes a revised offer. You will not be penalized for declining.
