How the two offers work

Your Estimated Home Value

Your Estimated Home Value is an initial estimate of what Opendoor may offer for your home, based on the home details you provided when you requested a quote -- things like the number of bedrooms and bathrooms, square footage, year built, and the condition you described. It also uses local market data and recent comparable sales. Think of it as a starting point that gives you a sense of your home's value before the assessment process begins. It is accurate based on what Opendoor knows at that point, but it has not been verified through a detailed review of your home's condition.

Your final offer (your cash offer)

Your cash offer (also called your final offer) comes after the assessment. This is when Opendoor reviews your home through photos taken via the Opendoor Key App or an in-person visit, depending on what is available in your market. The assessment captures the actual condition of your home -- flooring, roof, appliances, paint, landscaping, and more.

Based on what the assessment reveals, the offer can go up or down.

Common reasons your offer changed

  • Condition differs from what was described. For example, you may have reported the home as being in good condition, but the assessment found worn carpet or an aging HVAC system.
  • Undisclosed damage or needed repairs. Items that were not mentioned during the initial request, such as water stains, foundation cracks, or outdated electrical panels.
  • Recent improvements not originally included. If your home is in better shape than expected, your offer may increase.
  • Market shifts. If comparable home prices in your area moved between your Estimated Home Value and final offer, the amount may reflect that change.

What you can do if you disagree

  1. Review the itemized breakdown on your dashboard to understand exactly which line items changed.

  3. Share any missing information -- if you recently made upgrades or repairs that were not captured during the assessment, let your Opendoor Home Sale Advisor know.
