Why your final offer may be lower than expected

Your cash offer (also called your final offer) accounts for several deductions beyond the offer price itself. The most common reasons for a lower-than-expected number include:

  • Repair costs (condition adjustment). The assessment may have found items that need attention -- worn flooring, an aging roof, outdated systems -- that were not reflected in your preliminary offer.
  • Market shifts. If comparable home prices in your area have moved since your preliminary offer was generated, the final number may reflect those changes.
  • Service charge and closing costs. These are part of every offer and reduce the total amount you receive. They are listed separately in your breakdown.

Tip: Focus on the net proceeds line at the bottom of your breakdown. That is the amount you actually take home at closing, and it is the most useful number for comparing your options.
