What is the home assessment and how do I prepare?

Check your dashboard at opendoor.com to see which type of assessment has been available for your home. The assessment is how Opendoor verifies the condition of your property so we can finalize your cash offer (also called your final offer).

There are two types, and which one you get depends on your market.

Type 1: Self-assessment (Opendoor Key App)

You take photos of your home yourself using the Opendoor Key App -- this is a separate app from the main Opendoor app, so make sure you download the right one.

  • The Key App walks you through room by room, telling you exactly what to photograph.
  • Plan for 30-60 minutes to complete the full photo set.
  • You will photograph every room, including closets, the garage, and the exterior of your home.
  • All photos must be live photos taken in the app -- you cannot upload images from your gallery or take screenshots.

Note: If you are in an expansion market -- Seattle, Baltimore, Philadelphia, or Chicago -- the self-assessment via the Opendoor Key App is the only assessment option available.

Type 2: In-person walkthrough

An Opendoor team member visits your home in person to document its condition.

  • The visit takes approximately 1 hour.
  • Your Opendoor Home Sale Advisor will contact you to schedule a time that works.
  • The team member will walk through every room, take photos, and note the overall condition.

What Opendoor evaluates during the assessment

The assessment covers the overall condition of your home, including:

  • Structural elements — foundation, walls, ceilings, and any signs of settling or damage.
  • Mechanical systems — HVAC, plumbing, electrical, and water heater. Opendoor notes the age and condition of these systems.
  • Roof — shingle condition, age, and signs of leaks or wear.
  • Cosmetic condition — flooring, paint, fixtures, countertops, and general wear and tear.
  • Safety items — smoke detectors, handrails, windows, and doors.
  • Exterior — siding, landscaping, fencing, driveway, and curb appeal.

Tip: If you are using the Opendoor Key App for a self-assessment, you can also record a short video walkthrough of your home. This gives the review team a fuller picture and can help if photos alone do not capture something clearly.

Preparing tips for a video walkthrough

If the video walkthrough option is available in your market:

  • Walk slowly through each room, pausing for a few seconds in each space.
  • Narrate any recent upgrades or known issues as you go.
  • Make sure lighting is good — open curtains and turn on lights.

How to prepare for either assessment type

  • Tidy up your home. You do not need to deep-clean, but clear clutter so every room is visible.
  • Make all rooms accessible. Unlock storage areas, clear paths to the garage, and open blinds or curtains.
  • Turn on lights and open curtains for the best possible lighting in photos.
  • Note any damage or wear. If there are issues like cracked tiles or water stains, make sure they are visible -- this helps prevent surprises later.

Tip: The assessment is about documenting condition, not staging your home for a showing. Focus on access and visibility, not decor.

What happens after the assessment

Once your assessment is complete, your Opendoor team reviews the information and prepares your cash offer. This typically takes 5-7 business days.

How to reschedule, confirm, or cancel your assessment

Call 888-352-7075 or email support@opendoor.com to reschedule or cancel your assessment appointment. You can also reach your Opendoor Home Sale Advisor directly if they have already been in contact with you.

  • To reschedule, let the team know your preferred dates and times. Appointments can typically be rescheduled within a few business days.
  • To confirm an existing appointment, check the confirmation email or text you received when the appointment was booked. If you did not receive one, contact support to verify.
  • To cancel, contact support before the scheduled time. There is no penalty for canceling.

What if my assessor has not arrived?

If your in-person assessment was scheduled and the assessor has not arrived within the expected time window, contact support for an update. The support team can check the assessor's status and provide an ETA or reschedule if needed.

Can I choose between self-assessment and in-person?

In most markets, the assessment type is available based on your location and property — you will see which type to complete on your dashboard. If you are having trouble with the Opendoor Key App and need to switch to an in-person assessment, or if you would prefer one type over the other, contact support to discuss your options.

Note: Someone else — such as a family member, co-owner, or tenant — can be present during an in-person walkthrough, but the assessment must be of the property as it currently stands.

Providing gate or access codes

If your home is in a gated community or has restricted access, make sure to provide your gate code, HOA access instructions, or any entry codes to your Opendoor advisor before the assessment. You can share this by:

  1. Contacting support.
  2. Telling your advisor directly if they have already contacted you.

This avoids delays on the day of your appointment.

I submitted my information but have not been contacted

If you requested an offer and completed the initial questionnaire but have not heard from Opendoor about next steps:

  1. Log in to your dashboard at opendoor.com to check your status. Your dashboard will show whether you are waiting for an assessment or another step.
  2. Check your email and text messages — including spam and junk folders — for messages from Opendoor.
  3. If it has been more than a few business days, contact support. The team can confirm your request was received and tell you what comes next.

Tip: After requesting an offer, the next step is usually your home assessment. If you have not been contacted to schedule one, reach out — do not wait.
