How do I upload disclosures and documents?

During an Opendoor transaction, you may need to upload documents such as disclosures, inspection reports, or amendments. All document uploads are handled through the Opendoor agent portal.

How to upload documents

  1. Log into the Opendoor agent portal at www.opendoor.com/makeoffer.
  2. Navigate to your active transaction from the dashboard.
  3. Select "Documents" or "Upload" from the transaction detail page.
  4. Choose the document type from the dropdown menu (disclosure, inspection report, amendment, addendum, etc.).
  5. Upload the file. PDF format is preferred for compatibility and readability.
  6. Submit. You'll receive a confirmation once the upload is complete.

The Opendoor team reviews all submitted documents. You'll be notified if anything needs attention, such as missing signatures or incomplete sections.

Common documents you may need to upload

  • Seller Disclosure Statement — required in most states
  • Lead-based paint disclosure — required for homes built before 1978
  • Home inspection report — if an inspection contingency is part of the contract
  • Repair addendums — for any negotiated repairs or credits

Tips for a smooth upload

Tip: Make sure all documents are complete, fully executed (signed by all parties), and legible before uploading. Incomplete documents will delay the transaction.

  • Use PDF format whenever possible. Scanned images (JPG, PNG) are accepted but PDFs are preferred.
  • Name your files clearly (e.g., "Seller_Disclosure_123_Main_St.pdf") so they're easy to identify.
  • Upload promptly. Document delays are one of the most common causes of closing delays.

If you need Opendoor to provide documents — such as seller disclosures, HOA documents, or signed amendments — rather than upload them:
