What exactly does Opendoor offer my client?
Two ways to sell, and you earn on both: Cash, or Cash Now, More Later.
Is Opendoor legitimate? Where can I see reviews?
Opendoor has bought and sold homes for 300,000+ customers since 2014.
What markets is Opendoor in?
Almost everywhere: Opendoor serves 98% of markets across the lower 48 states.
What homes qualify?
Single-family homes and townhomes in our active markets, generally owner-occupied resale homes.
Does requesting an offer commit my client to anything or affect their credit?
No commitment, no credit pull, no cost. Many agents request an Opendoor offer as the certainty benchmark in every listing presentation.
Is my client obligated to accept?
No. Requesting an offer is free and commitment-free. The final offer is good for about 5 days.

What happens when I've submitted my client's address?
Your request is in. Next: download the Opendoor Key app and walk the home with your phone (guided photos, about 20 minutes).
What is the Key app and do I really need it?
Yes, it replaces the in-person walkthrough. Download "Opendoor Key," tap the one-time sign-in link we email you, and take guided room-by-room photos.
Who does the photo walkthrough, me or my client?
Either works, but most agents do it themselves. You walk the home with your phone and answer guided questions as you go.
What photos does the app ask for?
Every room plus exterior: walls, ceilings, floors, kitchen and bath finishes, systems, and anything you'd disclose.
When will my client get the offer?
The finalized offer comes after you complete the photo walkthrough in the Key app, typically within a few business days of submitting photos.
I submitted photos, why haven't I heard anything?
Our pricing team is reviewing your photos. You'll get an email the moment the final offer is ready.
How is the offer calculated?
We use recent comparable sales, local market conditions, and our pricing model, then confirm the home's condition from your photo walkthrough.
Does anyone visit the home in person?
Not before the offer; your photos replace the walkthrough. After your client signs, one short diligence visit confirms the home matches the photos.
The home is already listed on the MLS, can I still submit it?
Yes. Listed homes route through the listing agent, so if that's you, you're in the right place.
My client's home is in an HOA, is that a problem?
Not at all. We buy in HOA (homeowners association) communities all the time.
The home is tenant-occupied, inherited, or in probate. Can you still buy it?
Often yes. Flag the details to us early; these situations usually don't change the offer amount, but they do affect timing.
My client's home didn't qualify, now what?
We can't buy every home. We can tell you what drove the decision, a re-check after changes sometimes works, and you can still use us on your next listing.

How long is the final offer good for?
About 5 days. If it expires, you can refresh it. The number may update with the market, but requesting again takes minutes since your info is saved.
Can we negotiate the offer?
The offer is our best number upfront. We don't build in negotiating room.
What fees does Opendoor charge?
A service charge, shown transparently on the offer and net-proceeds sheet.
What does "sell as-is" actually mean?
Your client doesn't fix, clean, stage, or show anything. We buy the home in its current condition.
Cash vs Cash Now, More Later, which should my client pick?
Pick Cash when your client wants certainty and to close on their timeline: one close, zero prep, the full amount known upfront.
How fast can we close?
Your client picks the close date, as soon as 21 days out or up to 60.
My client is buying a new-construction home, can you line up the closings?
Yes, that's one of our most common combos. Tell us the builder timeline and we'll set your client's close date to match, so they're not carrying two mortgages or moving twice.
Can my client back out after signing?
Your client is free to cancel for any or no reason before closing.
What happens at the diligence visit?
A third-party inspector spends about 90 minutes confirming the home matches your photos.
Are there repair deductions and how are they set?
If the visit finds items that need addressing, Opendoor estimates the cost and shows it as a credit your client reviews before signing off.
What is Digital Checkout?
A few days before close your client completes a short online checklist: document uploads, utilities, move-out details.
When does my client get their money?
Proceeds are wired within about 24 to 48 hours after close of escrow.

What is Cash Now, More Later exactly?
Your client can get paid twice, and you keep the listing: Opendoor buys and renovates, you relist, and the second payment comes when it sells.
Who pays for the renovation?
Opendoor does initially. We manage and fund repairs with pre-approved contractors, at no upfront cost to your client.
How much cash does my client get up front?
Your client chooses how much money they need upfront. The less they need, the lower the fees.
When does my client get the second payment?
After the renovated home sells on the market. If there are any profits after fees and costs, 100% goes to your client.
What if the home sells for less than expected?
The cash your client already received is theirs to keep, no matter what.
Who signs what on Cash Now, More Later?
Your client signs the purchase agreement plus the Cash Now, More Later program agreement.
Can my client stay in the home until it resells?
No. Your client gets their cash and moves on at the first close; we renovate and sell a vacant home.
How you get paid
Your full commission plus the Opendoor bonus: the tier ladder, eligibility, brokerage payment, referrals, and teams.

How and when do I get paid?
Every deal pays you two things: your normal commission (whatever you and your client agreed on) plus a bonus from Opendoor.
What does the deal pay me on a $500k home?
Cash: your seller-agreed commission, plus a 1% to 2% Opendoor bonus ($5,000 to $10,000).
What are the eligibility requirements for the bonus?
Six requirements: represent the seller, be attached before the final offer is accepted, active license, email and MLS ID on file, and the deal must close. Deal count resets yearly.
Do I have to be a "Key Agent" to get paid?
No. The Key Agent program was retired. Today any licensed agent earns the bonus just by closing a deal.
When exactly does my bonus hit my account?
Everything is paid through escrow as a line item on the settlement statement.
Do referrals count, or only deals I represent?
The full payout, your commission plus the Opendoor bonus, is for deals you represent.
I do serious volume, is there a better deal for teams?
Yes. If your team is closing (or ready to close) 20 or more deals a year with Opendoor, let's connect.
Does my brokerage need an agreement with Opendoor?
No brokerage-level agreement is needed to submit deals and earn the bonus.
Can you pay me through my brokerage?
That's already how it works: your bonus and commission are disbursed through escrow to your broker of record at closing, like any transaction.
